Since April 2002, building regulations have been that insulated glass units are fitted into replacement double glazed windows and that a Fenestration certificate be issued to confirm compliance of the regulations, these certificates should be kept safe as will be required when selling a property.
What are insulated glass units (IGU’s)?
There is a lot more to glass than you may realise, modern IGU’s have a soft or hard coating (usually fitted to the internal) which reflects heat back into a room, they can be gas filled (usually with Argon), this also helps improve thermal efficiency by lowering the U value of your windows. It is becoming more frequent that the external pane of an glazing unit has low Iron glass, this type of glass rather than standard float glass has better clarity. The main benefit of IGU’s is the thermal efficiency that will help keep your home warmer in winter and lower energy usage.
it is important that failed units are replaced to match the existing, I have come across instances where a repairer has installed a cheaper standard double glazed unit rather than an insulated gas filled unit which meant that not only was the window less thermally efficient than before but also no longer complied to the building regulations or “Fenestration certificate issued”.
During the survey I test the glass units with a coating detector and ensure all replacement glazing units are matched like for like and ensure all glazing comply to the critical glass regulations when required to do so.
